Buying a home in Nelson and Tasman

Buying a home takes more than finding a listing. Use this guide to organise your search and independent checks. 1. Set your budget and timing

Speak with your lender or independent financial adviser about finance, deposit, costs and any conditions before making commitments. Decide what location, property type and practical features matter to you.

2. Compare current listings

Use the residential search and review the full record, including method and deadline. Check open-home information and confirm any change with the listing office.

3. Inspect and ask questions

View the property and consider condition, layout, access, boundaries and the surrounding site. Ask for the available title, council records, property file, consent information and relevant disclosures. Arrange a suitably qualified building inspector or other specialist for your concerns.

4. Complete address-specific due diligence

5. Understand the sale method and agreement

Before you make an offer or bid, ask your lawyer to review the agreement, conditions, title and documents. At auction, complete the investigations you need before bidding and understand the auction terms; do not assume you can add conditions after a successful bid. See current auction listings.

6. Prepare for settlement

Work through agreed conditions with your lawyer, lender, insurer and other advisers. Confirm the settlement date, funds, insurance, utilities and key handover in writing with the relevant parties.
