Planning a property marketing campaign.

Start with accurate property information

A marketing plan should present the property clearly to likely buyers and give them useful information before an inspection. The appropriate mix depends on the property, its likely audience, your budget and the campaign timetable.

Check key facts before they are used: title and land information, property features, chattels, recent work, services, access and any relevant documents. Verify measurements and claims; if a detail is unknown, do not present it as fact. Your agent can prepare listing copy and arrange images for your review.

Agree the campaign items and costs

Online listing exposure is one part of a campaign. Depending on the agreed plan, options may include photography, floor plans, video, signage, print or targeted digital promotion. Ask which items are proposed, where they will appear, what is included, what is optional and who pays. Request itemised costs and approve final copy and images before advertising starts.

Plan the enquiry and viewing process

Agree how viewing appointments will be arranged, how buyer feedback will be shared and how written offers will be handled. Keep the property ready for agreed viewings and tell the team about access limits or other practical considerations. Marketing cannot guarantee a particular number of enquiries, a sale, a price or a timeframe; outcomes depend on the property, buyer demand, price expectations and market conditions.
