Rating Value vs Market Value

A council rating value has a different purpose

A council rating value is prepared for rating purposes at a particular valuation date. It is not a current appraisal, a registered valuation or a guarantee of what a buyer will pay. Market conditions and individual property features can change between valuation dates, and two properties with similar rating values may attract different buyer interest.

Nelson City Council and Tasman District Council publish valuation information for properties in their areas. Check which council covers the address and note the valuation date. Read the council’s explanation of what the value represents and how to query the council record if you believe it is incorrect. A rating review is separate from deciding an asking price or estimating a likely sale result.

How an appraisal considers market evidence

A current appraisal considers the property’s location, condition, land and features alongside relevant recent sales, competing listings, buyer activity and the proposed sale method. Comparable properties are not identical, so ask which examples are most relevant, how differences were considered and what assumptions or limitations apply. An appraisal is an informed estimate, not a promise.
