Begin by deciding what you need from the sale: a particular settlement date, a preferred sale method, the level of preparation, or a balance between time and price.

Gather the information you have about the title, plans, consents, alterations, services, warranties and any relevant council records. The address determines whether Nelson City Council or Tasman District Council holds the relevant property information. Council documents can help identify questions, but they do not replace legal, building or insurance advice.
An appraisal is a point-in-time estimate informed by relevant property and market evidence. It is not a registered valuation or a promise of a particular sale price or timeframe. Ask which recent sales and competing listings are most relevant, what assumptions apply, and what could change the estimate.
Ask what is included in the proposed marketing plan, which items are optional, what each item costs, when approvals are needed and how progress will be reported. Get the actual commission and campaign costs in writing. Read the agency agreement carefully and ask your lawyer or the agent to explain anything you do not understand before signing.
